A buyers agent works exclusively for the buyer – never the vendor. We manage the entire acquisition process on your behalf: understanding your brief, searching on and off market, conducting due diligence, negotiating price and terms, and guiding you through to settlement. On Sydney’s Lower North Shore, where the best properties often trade quietly before reaching public listing, having someone embedded in that network is the difference between competing at auction and being the only buyer at the table.
We operate exclusively across the Lower North Shore – Mosman, Cremorne, Neutral Bay, Northbridge, Cammeray, Willoughby, Artarmon and surrounds. This isn’t a market we dip in and out of. It’s where we live and where we’ve spent years building the agent relationships that give our clients access to properties that never reach realestate.com.au or Domain. A significant proportion of the properties we secure for clients are off-market. That access doesn’t come from a subscription service – it comes from trust built over hundreds of transactions in a tightly networked market.
We charge an engagement fee at the start of the process and a success fee upon exchange – typically a percentage of the purchase price. The exact structure is discussed and agreed upfront during your initial consultation, with no hidden costs. Most clients find that what we save them in purchase price – and avoid in costly mistakes – well exceeds our fee. We’re happy to walk you through the numbers in your first conversation.
A significant proportion. Off-market access is one of the core reasons clients come to us. On the Lower North Shore, many vendors – particularly in Mosman, Cremorne, and Northbridge – prefer a quiet, controlled process. Because we’ve built genuine relationships with the agents who hold those instructions, our clients are frequently introduced to properties before they’re listed, sometimes as the only buyer considered. We also have a growing network of owners who contact us directly when they’re considering a sale.
Not at all. Our clients range from first-time buyers to experienced investors, upsizers, downsizers, and buyers relocating from interstate or overseas. What they share is a desire to buy well in a competitive, relationship-driven market – and a recognition that having an expert on their side, rather than navigating it alone, leads to better outcomes. Many of our clients have purchased property before. They come to us because they know how much is at stake

Yes. Auction representation is part of our full service offering. We develop a clear strategy ahead of auction day – including a considered view on value, reserve likelihood, and competitor behaviour – and we bid on your behalf with discipline. Auctions on the Lower North Shore can move quickly and emotionally. Having someone experienced in the room, focused solely on your outcome, removes the stress and significantly reduces the risk of overpaying.

The best way is a conversation. We offer an initial confidential discussion – no obligation, no sales pitch – where we listen to what you’re trying to achieve, share our honest view of the market, and give you a clear sense of how we work. If we’re the right fit, we’ll know fairly quickly. We’re selective about the clients we take on because we commit fully to every engagement, and we want to make sure we can genuinely deliver for you.
Reach out via the contact form, call us on +61 411 331 389, or email mon@mazarmartin.com.au. We’ll arrange a time to meet – in person where possible – and take it from there. Most clients are surprised by how quickly things can move once we have a clear brief. We’ve secured properties for clients within days of our first meeting. The sooner we understand what you’re looking for, the sooner we can start looking.
